EverRange Jacksonville: Neighborhoods, Builders and Prices

Every neighborhood, 6 builders, and what is built today versus what is still a plan.

The people behind Nocatee and eTown have opened their next master-planned community in Jacksonville, and on paper EverRange has something for almost every buyer.

With a community this new, though, the real question isn't whether the model homes look good. They do. It's what's actually built today, what's still a plan, and whether buying early gives you an opportunity or has you paying for a vision.

If you're comparing new construction from out of state, this is the breakdown we'd want: every neighborhood, what each price point buys, and the fees to put in the payment before you fall for a kitchen.

The short answer: EverRange is a new master-planned community from The PARC Group, the developer of Nocatee and eTown, on about 1,000 acres along Philips Highway in Duval County. It has 3-story townhomes from about $472,000, single-family homes in Mariposa from the $500s, a gated 55+ section from about $542,000 and estate homes from about $1 million, with both a CDD and an HOA.

Where is EverRange in Jacksonville?

EverRange sits along Philips Highway, between Nocatee and eTown. One thing people get wrong: it is not in St. Johns County or Ponte Vedra. It's in Duval County, with a Jacksonville address and Duval County Public Schools. Always verify school zoning for a specific address with the district.

From here you have I-95, I-295 and State Road 9B, with drives to the Durbin Park area, Baptist South, Mayo Clinic, the St. Johns Town Center and the beaches. The community covers about 1,000 acres with roughly 1,500 homes planned, and nearly half the land is set aside for conservation, trails, parks and native landscaping.

What amenities does EverRange have?

The main amenity center is The Grove. If you're expecting Nocatee 2.0 with another massive water park, that doesn't appear to be the plan. This is a smaller, quieter version:

  • A resort-style pool with a sun shelf, plus a splash pad
  • An open-air pavilion and a playground
  • 8 lighted pickleball courts on the way
  • Separate dog parks for large and small dogs
  • An event lawn and a walking trail around the lake

Beyond The Grove, the land set aside for The Station is still dirt today. It's planned as EverRange's town center, with shopping, restaurants and everyday services. Over time, EverRange is also planned to connect to The Exchange, eTown's town center, so the two can feel more like one corridor than two separate communities. A Jacksonville Surf Park with a surf lagoon, hotels and restaurants is planned nearby for around 2028.

Would we buy a house because you might be able to surf after work someday? No. The homes and the location are here now. The Station, the eTown connection and the surf park are plans, and plans can change.

What neighborhoods are in EverRange?

EverRange isn't one neighborhood with one builder. Each section is built for a different kind of buyer. Prices below are builder base prices at the time of filming in September 2026, and they change often.

  • The Ridge (Dream Finders Homes): 3-story townhomes, 2,378 to 2,478 sq ft, from about $472,000.
  • Mariposa (David Weekley, Dostie, ICI Homes, Providence, Riverside Homes and Toll Brothers): single-family homes, 2,100 to 3,300 sq ft, from the $500s.
  • Regency at EverRange (Toll Brothers): a gated 55+ community of single-story homes, 1,900 to 2,900 sq ft, from about $542,000.
  • Monterra (MasterCraft): semi-custom estate homes, 2,900 to 5,000 sq ft, from about $1 million.
  • Sagebrush and Saddletree: future neighborhoods. Builders, home types and pricing haven't been announced.

A few notes on each. The Ridge townhomes are not small: you get a bedroom and bath on the ground floor, a 2-car garage and enough space to compete with a lot of single-family homes, across 3 floors. If you already get irritated leaving your charger upstairs, a third floor may not bring you peace. Regency has its own pool, pickleball, fitness, yoga lawn and putting green, and residents can also use the main amenities. Monterra is mostly open land today, with larger homesites, many backing to a lake or conservation. Mariposa is the center of everything right now, with 8 decorated models from 6 builders.

How much does a home cost in EverRange?

In the video we walked three models that show the range:

  • The Belmont by Dream Finders Homes (The Ridge): a 3-story townhome with 4 bedrooms, 3.5 baths, a 2-car garage and nearly 2,400 sq ft, starting around $472,000. The one we toured backs to preserve.
  • The Cypress by Providence Homes (Mariposa): a single-family home on a 40-foot homesite, starting right around $573,000 before the homesite, structural options and design selections.
  • The Pablo II by ICI Homes (Mariposa): a 60-foot homesite plan with more than 3,300 sq ft and a 3-car garage, with a base price of $805,000. The decorated model is customized to about $1.9 million, and the builder told us most buyers land between about $950,000 and $1 million.

That Cypress and the Belmont townhome are almost the same size. So the real question at that price point is whether you'd rather have the space with lower maintenance in a townhome, or a detached house with fewer floors and your own homesite.

And the Pablo II model has a backyard feature we haven't seen in another Jacksonville model home: a movable pool floor that adjusts in 1-foot steps, from a shallow ledge down to full depth.

Does EverRange have a CDD and HOA fees?

Yes, both. A CDD, or community development district, is a special district that pays for a community's roads, infrastructure and amenities, and its assessment shows up on your property tax bill every year. At EverRange, the CDD amount is based on the homesite you buy. The HOA, the homeowners association dues for common areas and amenities, varies by neighborhood.

Put both into your real monthly payment before you compare EverRange with anything else. If you're new to how new construction pricing works, our post on what to know before moving to Jacksonville covers the costs that show up after the mortgage.

What's the difference between 40, 50 and 60-foot homesites?

Mariposa is built on a mix of 40, 50 and 60-foot-wide homesites. As homesites get wider, builders can offer wider floor plans, bigger garages and more architectural options.

A wider homesite does not automatically mean a bigger backyard, though. The size of the house, the depth of the lot, and whether you back up to water, conservation or another house all change that. Walk the actual lot, not just the model.

Is EverRange the next Nocatee?

We think that's the wrong question. EverRange doesn't have to be another Nocatee. What makes it interesting is the location and how many different buyers it can serve in one place: 3-story townhomes, traditional single-family homes, a gated 55+ section and estate homes.

It makes sense for someone who wants new construction in Duval County with access to the Southside, Mayo Clinic, Baptist South, the Town Center and northern St. Johns County. You also have to be comfortable buying into a community that's still developing.

Our take

We like EverRange. We like the location, the range of homes, and that it isn't designed for only one type of buyer. For the right client, it goes on the list.

But here's what we'd tell anyone who called about it. Don't buy a house based on something that hasn't been built yet. Look past the advertised price, because the homesite, structural options and design selections will move your final number. Compare it side by side with eTown, Nocatee and the northern St. Johns communities before you decide. And look hard at quick move-in homes, because that's often where builders are most motivated and where the best deals show up.
